I analyzed nearly 2,000 reels in the premium real estate sector, and here are my top-3 insights I collected information on 1,839 vertical videos from 165 accounts related to luxury and premium real estate in Moscow, St. Petersburg, Sochi, and other capitals of the CIS countries, covering the period from November 1 to December 9, 2025. I conducted a detailed analysis of the TOP 180 most viral videos and here are the insights I gained. A small disclaimer The detailed analysis includes: audio transcription, video summarization, and decoding the hook in the video; identifying one of 14 video formats: Screen Recording, Talking Head, etc.; determining 11 types of hooks: Intrigue, Pain Point, Promise, etc.; visual elements in the videos, narrative structures, and marketing goals of the videos. All of this allows for a highly detailed snapshot of what works specifically in this niche at the moment. And now, onto the insights 1. The first insight is that macro-accounts with 100K+ followers receive FEWER views (median 3,800) than mid-sized accounts (median 6,500)! A valuable insight, in my opinion, for those who buy advertising. 2. The most viewed format turned out to be: Screen Recording (presentation, calculator, map, table, mobile app, etc.). Examples: Mortgage calculation in a calculator (interactive); Property showcase on Google Maps with statistics; District comparison table; Investment project presentation. 3. The top parameter increasing views: a strong hook within the first 3 seconds. Of course, this fact is not new, but what’s more interesting is what specifically works in the real estate sector: Promise — 37.8% in the top, with an average of 274,596 views; Intrigue — 20.0% in the top, with an average of 572,442 views; Pain Point — 15.6% in the top, with an average of 644,839 (!) views. Based on my analysis, I compiled a comprehensive report (over 40 pages) that describes in detail what is currently (November - early December 2025) working in vertical videos in the luxury and commercial real estate sectors: with detailed descriptions, specific examples, a full list of TOPs, etc. In addition to the report, an Excel file was created with detailed statistics on all 1,839 videos.
